In 2013, the development received outline planning permission for the Elephant Park Masterplan. This planning permission sets out the main principles and scope of the development, including things such as the range of different uses allowed, the amount of affordable housing, and the maximum and minimum parameters different plots and buildings can be delivered to.

Subsequent to the outline planning permission being received, detailed planning applications then need to be submitted for each phase of the masterplan. These planning applications set out things such as the exact designs of the buildings and the public spaces. Detailed planning approval has so far been granted for the first four phases and we have recently been consulting the public on the first plot of the fifth masterplan phase, as well as the second phase of the park. Further details on these latest phases can be found below.

Current consultation

We are currently holding a number of ‘pop-up park’ events across Elephant & Castle, where we are seeking the local community’s input into the design of the second phase of the park. Please follow our twitter account @elephantparkldn to find out when the latest pop-up event will be taking place.

If you are unable to attend these events you can find the materials we are presenting here.

We would love to hear your views about the next phase of the park and you can do so by emailing

Masterplan Phase 5 (MP5) – Plot H7

Plot H7 forms part of the fifth masterplan phase of Elephant Park (MP5), and will complete the buildings along Heygate Street, Sayer Street, and the southern boundary to the new park. It will provide new high quality homes, retail and public spaces in Elephant & Castle.

We have recently submitted a planning application for this plot and held a public exhibition to present the final designs. At this exhibition we also provided a wider update on the project and sought community feedback on the second phase of the park. To find all the materials presented at the exhibition please see below:
